We will not tie you into a prolonged contract you can’t get out of. Minimum term contracts only serve the interests of the Agent, if an agent is confident they can provide you with the level of service you expect, why do they need to lock you in?
We will not charge you a fee to withdraw your property from the market, nor will we charge you for press or internet advertising. Charging advertising separately is just another way of locking you in, many clients who’ve come to us after trying this approach have paid out hundreds of pounds in advertising charges to their prior agent, just to end up taking their house off the market to start again.
We do not employ receptionists. All our sales staff are paid on commission, at levels higher than the industry norm giving a strong incentive to look for every opportunity. They want to sell as much as you do.
We do not bombard buyers with automated emails and text messages. Our negotiators work on their own initiative and contact buyers verbally. Fancy software won’t sell your property, they will.
We offer genuine multi branch coverage. Many multi office agencies claim to offer the benefit of additional exposure through their other branches, though in practice this rarely happens as there’s no incentive for the staff. Our negotiators earn as much commission for selling property listed by other branches as they do for selling property from their own branch.
Since opening our 1st office in Beverley, March 2005, over 1/3rd of all properties sold by Grays & Co were previously unsuccessfully marketed by other estate agents. We use the same sort of marketing & advertising materials they do, it’s our belief in recruiting and rewarding good sales people that made the difference.
We offer you complete freedom in marketing your property, our agreements do not have any ‘small print’. Consider agents terms very carefully before signing. A previous client of ours was billed by a former estate agent for merely providing a buyer with a sales brochure, would you be happy paying £3,000 for that?.
Good communication is key to selling. The No1 complaint we hear from people who’ve come to us having already spent time on the market with another agent is lack of feedback. If you don’t know what the market thinks how can you make the right decisions?. In addition to direct feedback from viewings, we give market review calls to clients on a 2/3 week basis.
